The company "Elektra" has existed for more than 10 years - however, as a manufacturer of switchboard products and substations. As for construction projects, this is her first experience.

A colorful website has been created for home buyers in Sukhanovo Park, where you can find a diagram of the location of houses, photographs and read about the prospects of the project. By the way, all the photos that are posted in the "Photo Gallery" section are real, this is not a computer simulation, although only the zone, ready for use, was captured in the frame - the townhouses of the first stage.

In reality, construction work is underway on two-thirds of the area allotted for the project. On the same site, it is easy to find a land certificate and a project declaration with numerous additions, since the company receives permits for the construction of houses in stages. For example, in January, documents were issued for two houses, which will be completed by the beginning of 2015.

There is also a "live" forum on the network where new settlers and potential buyers can communicate. Its main function is not so much informational as "team building" - to unite the people participating in the project, create around residential complex special atmosphere. Two highways, obligatory car

The residential complex "Sukhanovo Park", as I have already mentioned, occupies 48 hectares. You can drive up to it from two highways - Varshavskoye and Kashirskoye, which is definitely a plus in the conditions of constant traffic jams in the south. The complex stands apart - within walking distance settlements no. The road to the village is laid through the forest, and in order to get to the territory, you need to overcome two barriers, having talked with the guards near each. So it is unlikely that it will be possible to arrange a tour of the complex without the knowledge of the developer.

The place is picturesque and made a very pleasant impression on me: silence, pine trees, a stream, a cleaned and ennobled pond, in summer you can swim in it, a beach will appear on the shore. Much attention has been paid to artificial landscaping of the territory - unfortunately, this snowy spring it was difficult to assess, except perhaps from summer photographs on the site.

Of course, it is worth noting that Domodedovo airport is located nearby and under certain meteorological conditions planes can fly over the village. However, during the two hours that I spent in Sukhanovo Park, not a single plane was seen. Generally speaking, it is easy to forget about the proximity to Moscow here. The developer plans to maintain this illusion: the surrounding forest (18 hectares) is leased by the management company for 49 years. In general, the village gives the impression of a quiet European town or expensive hotel- well-groomed houses, polite staff in uniforms, a well-thought-out track scheme.

The sales office of "Electra" is located here. The managers are friendly and willing to answer questions. I was given a tour of the territory and allowed to see one of the townhouses from the inside, although they did not ask for contact information, or even a name, and very casually inquired about the purpose of my visit and specific plans.

Apartments and townhouses: how much

Today, there are many options for home buyers, and all of them are implemented within the framework of 214-FZ. Of the seven apartment buildings, only one has been sold, four have been commissioned, and two are under construction. All apartments are open-plan, ranging from 39 (one-room apartments) to 158 (five-room apartments with attics) sq. meters. The price of a "square" is from 80 to 120 thousand rubles, depending on the area of ​​housing, location and stage of construction.

The minimum price for a one-room apartment is 3 million 200 thousand, for a two-room apartment - 5 million 600 thousand rubles; for example, in block 136, an apartment with an area of ​​100 sq. meters will cost 10.5 million rubles. Townhouse 135 sq. meters a little more expensive - 11 million rubles, if this is the third stage, and 12.5 million rubles, if the second. Note that both apartments and townhouses are sold without any finishing.

About a third of townhouses are completed. The company's managers strongly recommend paying attention to the buildings of the third stage - those that are in this moment are brick skeletons. In the brochure that was handed to me, almost all townhouses are listed as sold or booked, but it is possible that this is a gimmick: in a personal conversation, it turned out that if the buyer is interested, you can find an option in any of the categories, including among projects that are already ready for finishing first stage.

Townhouses area - from 90 to 200 sq. meters. There are projects "luxury", "business" and "comfort" - in the houses superior comfort attics and basements are provided. Prices - from 55 to 263 thousand rubles per sq. meter without finishing. It should be noted that the developer does not install stairs in townhouses between floors (except for luxury houses), they will need to be bought and installed at their own expense. Front garden plots with an area of ​​35-40 sq. meters, as the manager told me, are sold for a symbolic fee of 500 rubles per "square" (I was surprised, but asked twice). Some of the objects that have been put into operation can be bought under an agreement on the assignment of property rights. The mortgage is provided by four banks: DeltaCredit (first installment - from 15%, rate in rubles - from 13.25%), Moscow Mortgage Agency (first installment - from 20%, rate - from 11.5%), Globex ( first installment - from 30%, rate - from 11.5%), Sberbank (first installment - from 12%, rate - from 12%). There is also an option with an installment purchase from the developer himself for six months with a 50% prepayment.

There is no infrastructure, but there will be

There are two parking lots near the apartment buildings, while the townhouses also have parking spaces. A total of about 800 parking spaces are provided on the territory of the complex.

So far, thirty families live permanently in the village. Until the end of 2014, it will not be very comfortable to live here: one finished street flaunts among the construction site. Social infrastructure is not yet working, although buildings for a children's club with a subscription paid visit, a restaurant and a medical center have already been erected. In the plan - fitness, spa, supermarket, pharmacy and car wash, riding school and sports grounds.

Today, construction is in full swing around residential townhouses, the main road is rather broken (it should be renovated by the end of 2013). The nearest municipal kindergartens, schools and large shops are located in Vidnoye (15 minutes by car) or in Butovo (15-20 minutes).

Obviously, they hope to make Sukhanovo Park a European-style settlement. Despite the fact that the complex is small, with several small roads, pedestrian crossings are marked, there are road signs (which are rare for villages near Moscow). The rule has already been established to walk dogs only on two specially designated areas for this (for large and for small pets), and if one of the dogs does not tolerate the permitted walking area, the owner is instructed to use a paper bag and a scoop, as is customary in many countries Europe.

There will always be specialists on duty, electricians, plumbers, gas workers, whose services are included in the service fee, which depends on the type of housing (58 rubles per square meter for townhouses and 72 rubles per square meter for apartments). The advantages of the project are obvious: a beautiful and well-groomed area in the future, intimacy and proximity to a forest just 8 km from the Moscow Ring Road, options with access along different highways, active construction, the friendliness of managers who are ready to spend a lot of time with a potential buyer.

Cons: it will be possible to live comfortably in the village by the end of 2014 at best; the city infrastructure can only be reached by car (and in general, it is impossible to live here without a car); prices are quite high, and new settlers will receive housing without any finishing, which means additional spending; you will also have to pay for many services. In general, today it is difficult to assess the new building - this project has too much ahead, but so far I would give Sukhanovo Park a four on a five-point system.
